Recognizing Termite Activity in North Texas

Subterranean termites thrive in moisture, and North Texas gives them plenty of opportunities to find it. Leaking pipes, clogged gutters, poor drainage, and inadequate ventilation all allow water to accumulate in and around structures. Termites travel through soil in search of cellulose and follow that moisture indoors, entering through foundation cracks or anywhere wood makes direct contact with the ground.

Once inside, they move beneath floors and behind walls toward wooden framing, trim, and structural members. Wood near windows, doors, and plumbing is especially vulnerable because these areas tend to hold moisture longer than the rest of a structure.

Signs Worth Knowing

Most termite activity stays hidden until damage is already done. These are the visible indicators that warrant a closer look:

Mud tubes: Pencil-width tunnels of soil and debris running along foundation walls or piers, used by subterranean termites to travel between soil and wood while retaining moisture
Termite swarmers: Winged reproductive termites, called alates, that emerge from a mature colony to mate and establish new ones. They’re frequently mistaken for flying ants.
Discarded wings: After swarmers mate, they shed their wings. Small piles near windows, doors, or light fixtures often follow a swarm.
Wood damage: Soft, hollow-sounding wood or blistered paint near the floor or plumbing can indicate termites feeding behind the surface.

Swarm season across North Texas generally runs from late February through June, with the heaviest activity in March through May following warm rain. A swarm indoors often means an active colony is already present in or beneath the structure.

Texas Wood Destroying Insect Reports: What Buyers & Sellers Should Know

Real estate transactions in Texas commonly require a Texas Official Wood Destroying Insect Report, known as form SPCS/T-5. This document records visible evidence of termites and other wood-destroying insects found at the property on the day of inspection. Understanding what the report covers, and what it doesn’t, matters before you reach the closing table.

A WDI report is not a structural damage assessment, and it doesn’t certify that a property is free of termites. It documents what a licensed inspector could observe on a specific date. Conditions behind walls or under slabs that weren’t visible at the time of inspection fall outside its scope.

Who Can Complete a WDI Report

The report is regulated by the Texas Department of Agriculture’s Structural Pest Control Service. Only a certified applicator or a technician licensed in the termite control category may complete and sign it. Buyers, sellers, and agents should verify that the inspector holds the appropriate Texas license before accepting the report.

Loan Requirements

VA loans require a WDI-type inspection in most states, including Texas, since the property falls within the VA’s designated termite infestation probability zones. FHA loans work differently, generally requiring one only when the appraiser notes evidence of infestation or when state or local rules call for it. Lenders typically want the report dated within 30 to 90 days of closing, so coordinating the inspection early in the process is worth doing. A report that expires before closing may need to be redone, which can delay funding.
